The inspector does not assume responsibility for replacement or repair costs. It is advised that the client seek a minimum of three cost estimates from qualified contractors before finalizing budgets for any necessary

The home inspection serves as an information service. It’s important to note that the inspection and its report do not function as a guarantee, warranty, or insurance policy regarding the physical state of the property or the current and future adequacy, performance, or condition of the property.

A standard home inspection for an average single-family home ranging from 1800 to 3500 sq. ft. typically takes approximately 2.5 to 3 hours. Within this timeframe, the home inspector can conduct a comprehensive assessment of your property, furnish a detailed inspection report, and address any queries you might have.

No, a refund will not be provided. The ability of an inspector to confirm the cause of defects or make recommendations on remedial action may vary. It is advisable to consult a qualified specialist or contractor for specific concerns. Home inspections inherently have limitations, and certain issues may go unnoticed due to concealment or intermittent nature, not being apparent during the inspection.

You can expect to receive a digital copy of your inspection report via email within 48 hours of the completion of your inspection.

We do not evaluate cosmetic issues or conditions. Our inspectors conduct a visual examination and capture images of the manufacturers’ data plate. If the appliances are relatively new, overall in good condition, and safe to assess, they will check their functionality at the time of the inspection. Any damages, limitations, recommendations, and comments will be documented with photos in the report.

Our approach to roof inspections prioritizes thoroughness while considering safety and potential damage. Inspection of the roof doesn’t necessarily involve direct work on it. The decision to access the roof is solely at the discretion of the inspector, taking into account factors such as site conditions, weather (including snow or ice), height above ground, roof pitch, equipment limits, and the potential for hazards like falling on objects. Our Roof Inspection Policy mandates that if possible without causing damage to fascia and soffits, use ladders against the house for a visual inspection.
